Environmental aspects of sustainable development include:
Energy efficiency
At our development, Stamford Brook in Altrincham, we, in conjunction with our partners and the National Trust, are testing new designs and techniques for improving the energy efficiency of the houses we build. The project is now well advanced and valuable experience has been gained on a range of issues.
Use of renewable energy
For the Green Building at Macintosh Village, Manchester we were able to incorporate an energy efficient building envelope, natural ventilation, thermal mass via the concrete frame, solar thermal panels for hot water heating and a wind turbine to generate electricity for use in lighting in the common areas of the building. Further details of this project are available in a case study.
Effective land use
Master planning and design are particularly important in delivering the sustainable use of land. Our development at Wichelstowe, Swindon has been recognised as a best practice project in this regard by the Government and CABE (Commission for Architecture and the Built Environment).
Social aspects include:
Affordable Housing
We have a reputation for delivering high quality affordable housing (built for registered social landlords or as part of Key Worker programmes). We engage with local authorities to determine their requirements for affordable homes and then look at ways in which affordable homes can be incorporated into a given scheme to satisfy the needs of stakeholders.
Security
Crime, and the fear of crime, are important concerns for society as a whole. We have a number of developments that have taken on the principles of ‘Secured by Design’. The purpose of the scheme is to design developments in such a way as to assist in reducing the opportunity for crime and creating a safer and more secure environment.
Community Trusts
The creation of a Community Trust is a means of facilitating community involvement in the long term management of a development. The Trust could be involved in progressing a wide range of community issues as well as managing some aspects of the development’s infrastructure, for example public open space, common areas and community buildings. We have set up Community Trusts at Grand Union Village, Northolt and Stamford Brook, Altrincham . Further Trusts are planned at Telford Millennium Community and Park Prewett, Basingstoke.
Economic aspects include:
Impact on local economy
The developments that we build can often have significant economic benefits to a local community. New developments often provide a source of new business for local shops and services. New infrastructure associated with a scheme can also to lead to economic benefits, for example through improved access. Bringing derelict sites in urban areas back into productive use through new schemes can be a catalyst for regeneration of the wider area.
